Make a list of local builders using various resources i.e. recommendations (from your designer or friends/family), the local license and inspections department, even home owners in the area where you are planning to live.

Choose a builder that can do the work you want, confirming with them the size and type of the work. Ask for details of recent jobs undertaken, who for, when and type of work. Contact the customers for their impression of the builder. Choice:

Comparing Prices:

It is always a good idea to check the builders references. Try and visit three of four of the builders recently completed jobs. If possible, speak with the owners about the builders work.

How long have they been in business?
Do they have full insurance coverage?

What are their qualifications?
 
Are they competent in construction or is this just another business venture for them.

Contracts:
For anything other than a very minor job you should ask for written details of the work to be carried out and the final price.

Many builders offer insurance backed warranties for their work. These may involve an additional cost but do provide extra protection to the customer.

Check the cost and the level of cover provided before you accept.
